Figures above are the Stage I engagement fee at one tenant on the lease. Court filing and constable citation costs are included in the all-in total, not billed as separate pass-through charges. Stage I: Notice through judgment — due at signup
- Service fee — Notice to vacate through judgment. Same in every county. $499
- Court filing fee — Paid to the Justice Court. $54
- Citation service — Constable fee, per tenant. Varies by county.
- Additional defendant service — $100 each, for each tenant beyond the first.
Stage II: Writ of possession — only if the tenant stays after judgment
If the tenant has not moved out after judgment, the next step is a writ of possession. Those costs are listed here.
- Dallas County — $755, including the court's writ filing fee.
- Tarrant County — $535, including the court's writ filing fee.
- Collin County — $533, including the court's writ filing fee.
- Denton County — $525, including the court's writ filing fee.
- Rockwall County — $550, including the court's writ filing fee.
- Ellis County — $530, including the court's writ filing fee.
Moving crew and locksmith, if you ask us to arrange them, are based on bedroom count. Most constables require two adults per bedroom so the move-out finishes within two hours.
Other fees — charged only if your case requires them
- Reset or refile — Includes court costs. We get your approval first. $250
- Additional hearing — If the court sets another hearing in the same case. $250
Before you decide
Can I bring my own moving crew or locksmith on writ day?
Yes. You are not required to use the third-party vendors DFWEP would otherwise coordinate. Let us know at engagement and we'll remove the relevant line items from your Stage II invoice. You arrange and pay your vendor directly. Make sure your moving crew meets the constable's minimum sizing requirement on scene (typically two adult movers per bedroom).
What happens if the tenant pays partial rent and I have to refile?
If a case has to be reset, continued, or refiled, it's a flat $250 — court costs included, just like your original engagement. No separate filing or citation charges. You authorize any reset or refile before it happens.
What's the timeline from engagement to writ execution?
Eviction timelines vary by precinct and are set by each court's and constable's schedule — factors outside our control. Because we can't predict them accurately, we don't quote a specific number of days. Contested cases, resets, and appeals extend matters further.
